The eco-conscious two-bedroom co-op at 315 East 12th Street features formaldehyde-free cabinets, doors made of recycled plastics, and at the center, a living wall with 400 plants, which purify the air and create a sense of well-being. The current owners were inspired by Japanese minimal design and spaces that are multi-use and flexible. As they described in an Apartment Therapy article featuring their apartment, the couple said they wanted to make it feel like “nature was taking the apartment back, like a small plant growing from a crack in the sidewalk.”
A sliding door transforms the living room into a private bedroom suite. The room features south-facing windows, banquette seating, and a Murphy bed.
Off the entry foyer is the windowed kitchen, which boasts locally-sourced bluestone countertops, a built-in fish tank, and Summit appliances fit for a small space. Next to the kitchen is the home’s only bathroom, decked out in stunning aqua tile and pebble floors.
The second bedroom is currently set up as an ingenious Japanese-style tea room, with a table that pops up from the floor.
An ideal work-from-home office with built-in shelving and cabinets is found in the center of the apartment, with the green wall behind it (creating the perfect Zoom background).
The green wall even was covered by the New York Times, which explained the owners attached an 8-by-10-foot aluminum frame to the wall and installed waterproof sheets of PVC to the frame and two layers of matting. The system, which can hold roughly 400 plants, was created by botanist Patrick Blanc with design consultation by Tina Dituri at Blondie’s Treehouse.
The 1900-built brick building at 315 East 12th is a walkup, so while being on the sixth floor makes it quieter than the lower floors, the next owners should expect to get their steps in. Found between 1st and 2nd Avenues and just two blocks from Union Square, the location is hard to beat.
